Close walking distance to one of the islands best surf breaks and rock pools for kids to explore at low tide, this great sized home offers water views and is ideal for a few families to enjoy all it has to offer. Some of the many features of this lovely home are detailed below:

** Indoor Areas **

The ground floor features three bedrooms, a family bathroom and laundry, polished concrete floors and a second living area opening on to the secure rear yard (with smart TV).

The second floor features a large light filled living space (with smart TV) and central kitchen with polished wooden floors. Off the living area is a master bedroom with water views, en-suite, powder room and another large bedroom with a loft, plus a big deck that overlooks a great back yard.

** Outdoor Areas **

The fully fenced large rear yard with cubby and sand pit will appeal to families with small children. Also featured is a large tandem double garage with a fold up table tennis table with secure entry to the home, an outdoor hot & cold water shower, plus space to park an additional car in front of the garage.

** Kitchen **

The fully appointed kitchen is equipped with standard cooking utensils, crockery, cutlery, microwave, Aldi pod coffee machine, toaster, kettle, plus a double sink, walk in pantry, large fridge, dishwasher, electric oven and gas cook top and all the basic condiments, cleaning products etc. you would expect to find in a home away from home.

** Heating/Cooling Systems **

The upstairs living has a split system air conditioning and an open fire place, and all 3 downstairs bedrooms have mobile heaters. The master bedroom also has a ceiling fan.

** Bedding Configuration **

“Beach Serenity” is configured to comfortably sleep any combination of adults and children up to a maximum of 12:

Bedroom 1 (upstairs): One Queen bed
Bedroom 2 (upstairs): One Double bed
Bedroom 3 (downstairs): One Queen bed
Bedroom 4 (downstairs): One Double bed
Bedroom 5 (downstairs): Two Single beds and one trundle bed

There is also a fold out double divan in the downstairs living room that is suitable for one adult or two children.

** Linen **

A standard booking comes with doonas with covers, pillows without covers, tea towels, hand towels and bath mats. Guests can bring their own sheets (flat and fitted), pillow cases and towels or opt to pay extra for this ‘optional linen’. The cost to provide optional linen is a once off fee per stay of $30 per king/queen/double bed and $15 per single bed. Please advise us if you would like this additional service.

** Peak Periods **

Please note that during the peak summer period and other peak times, ** check in times **are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional** linen hire **over these times, it may involve linen being left out but beds not being made up.

** Functions, Celebrations and Schoolies **

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.

Beach House Phillip Island

“Beach House Phillip Island” is perfect for families with children (and pets) with its huge, fully enclosed yard. Some of the many features of this delightful home are detailed below:

** Indoor Areas **

Upstairs, the large main living area features a 40′ TV and reverse cycle air conditioning and opens into a fully appointed kitchen. There is access to the large 2nd floor rear deck with stairs down to the rear yard too. The four upstairs bedrooms share two family bathrooms.

Downstairs, the enormous living are is equipped with a giant 60′ TV and Playstation plus a table-tennis table and fusbal table. Also downstairs you will find the 5th bedroom, plus the laundry, and access to the large, fully enclosed rear yard.

** Outdoor Areas **

The upstairs rear deck provides a lovely sheltered place for outdoor meals and direct access to the fully enclosed rear yard (pets welcome) which has a pizza oven. At the front of the home is space to park 2 cars under the house with plenty of room for a small boat too.

** Kitchen **

The fully appointed upstairs kitchen is equipped with all standard cooking utensils, crockery, cutlery, microwave, Nescafe Dolce Gusto coffee machine, toaster, kettle, etc. plus a double sink, pantry, large fridge, dishwasher, electric oven and cook top and the basic condiments, cleaning products etc. you would expect to find in a home away from home.

** Heating/Cooling Systems **

There is a reverse cycle split system in the upstairs lounge room, and pedestal fans and mobile heaters in all bedrooms.
