“Yarramundi Coastal Living” is a delightful double-storey, family friendly home in Cowes, ideally located just a 10-minute walk to the beach and only a 5-minute walk to the Main Street, where you’ll find an array of supermarkets, restaurants, and cafés. Some of the many features of this lovely home are detailed below:
Indoor Areas
Entry to the home is up a few steps to the front Deck and then into the main Living room. The spacious open-plan Living/Dining/Kitchen area (with a 40" Smart TV, DVD player, a selection of card and board games & a remote-controlled gas log fireplace) enjoys direct access to the expansive rear entertaining Deck, creating a seamless indoor and outdoor coastal lifestyle. The stylish Kitchen showcases concrete waterfall benchtops, handleless cabinetry, and plantation shutters.
Bedrooms 3 and 4 are also located on this level (both with BIR, plantation shutters, and premium wool carpet) as well as the communal Bathroom (with freestanding bath, waterfall shower & heated towel rail), a separate Toilet and a Laundry (with a washing machine and clothes airer) offers both internal and external access.
Upstairs, a stunning timber staircase leads to a light-filled lounge retreat (with a 55" Smart TV, DVD player, DVD collection, a kitchenette with a fridge and kettle, large bench dining, and direct access to the upper deck with seating for 5 and beautiful Port Phillip Bay views).
Also on this level is Bedroom 1 (with WIR, Smart TV, and DVD player) boasting a luxurious Ensuite (featuring a double waterfall shower, freestanding bath, heated towel rail, backlit mirror, double-sided EcoSmart fireplace, and two Velux opening skylights). A separate powder room with a Toilet provides additional convenience on this level. Off the Lounge is Bedroom 2 (with a built-in Murphy queen bed, freestanding robe with drawers, plantation shutters).
Outdoor Areas
The expansive covered rear entertaining Deck (with seating for 13 and a plumbed gas BBQ) provides the perfect setting for year round indoor and outdoor living, wrapping around the home and extending to the rear Laundry entrance. Beyond, the fully enclosed backyard is ideal for children, featuring a spacious lawn with partial shade throughout the day, a large clothesline, and a welcoming fire pit area with seating for 10 - ideal for gathering with family and friends (please note that firewood is not supplied; however, guests can purchase some at the local service station if required).
Upstairs, the Balcony offers additional seating for 5 and enjoys beautiful views across Western Port Bay, providing a peaceful spot to relax and unwind. The backyard also features a full-size basketball ring and access to the secure double Garage (with table tennis table), while double-gated side access provides ample parking for up to 6 vehicles (cars and/or a boat) or a caravan.
Please note: The home has external security cameras located at the Garage entrance, front door, Laundry door and ground floor Balcony areas. These cameras do not monitor any internal private spaces.
Kitchen
The fully appointed designer kitchen is equipped with cooking utensils, crockery, cutlery, a microwave, a Smeg coffee machine, a sandwich press, a hand mixer, a kettle, a fridge/freezer with plumbed cold water, an integrated dishwasher, and premium Smeg appliances, including an electric oven with a grill and warming drawer and an induction cooktop.
Heating/Cooling Systems
There is a split system in the upstairs lounge retreat, ceiling fans in Bedrooms 1, 3 and 4 plus both Living areas, and portable heaters in all four Bedrooms. Bedroom 2 also includes a pedestal fan. The home also features a remote-controlled gas log fireplace in the downstairs main Living area, while Bedroom 1 (and the ensuite) boasts a double-sided EcoSmart ethanol fireplace.
Bedding Configuration
This home has 8 beds, accommodating up to 12 guests:
Bedroom 1 (Upstairs): One King bed and two Single Trundle beds
Bedroom 2 (Upstairs): One Queen bed
Bedroom 3 (Downstairs): One Queen bed and one set of Single Bunks
Bedroom 4 (Downstairs): One Queen bed
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.
