About the home

“The Beach House on Pembrey” is a delightful double-storey family home in Cowes just a comfortable walk from the beach and short drive to the supermarkets, restaurants & cafés of Cowes. Some of the many features of this lovely home are detailed below:

Indoor Areas

Downstairs is the huge open plan Kitchen/Dining/Living Room (with 55" smart TV) which provides access to the rear Deck, Bedroom 4 (with BIR), a fully equipped Laundry (with washing machine & clothes dryer) and a separate Toilet. Upstairs is the large Family Room (with 40" smart TV), Bedroom 1 which features a 40" smart TV and WIR plus an ensuite (with shower & toilet), Bedrooms 2 & 3 (each with BIR), a Bathroom (with bath & shower), and a separate Toilet. There is a separate Studio in the rear yard which serves as Bedroom 5 (with 43" TV).

Outdoor Areas

The covered rear Deck (with gas BBQ and table & chairs for 6 people plus an inside bench that can be brought outside) overlooks the fully enclosed rear yard which is perfect for children and pets alike and features some fantastic play equipment for children (a swing, monkey bars, and chin up bar). The centrepiece of the home is the adjacent, fully covered electric heated 5-seater spa that also overlooks the rear yard. Bedroom 5 is a Studio accessed via the rear yard. .

There is also a covered front Deck (with seating for 2 & a side table) and on the first floor is another covered deck (with 4 x directors chairs - stored inside) that provides lovely distant water views. A Carport which can fit one car (or jetski/small boat or motorbikes), plus space for an additional vehicle in the driveway under a carport with an EV charger. Please not the garage is not accessible.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.

Heating/Cooling Systems

There are two wall mounted reverse cycle air conditioners; one in each of the upstairs Family room and downstairs Living Room, an evaporative aircon in bedroom 5, ceiling fans in Bedrooms 1, 2, 3 and 4, more ceiling fans in the downstairs Living Room, upstairs Lounge Room and first floor covered front Deck, a wall mounted electric heater in Bedroom 5, plus five additional stand-alone heaters which can be used where required.

Bedding Configuration

This home has 8 beds, and 1 sofa bed, accommodating up to 12 guests:

Bedroom 1 (Upstairs): One Queen bed
Bedroom 2 (Upstairs): Two Single beds
Bedroom 3 (Upstairs): One Queen bed
Bedroom 4 (Downstairs): Two King Single beds (which can be converted into a Super King bed)
Bedroom 5 (Studio): Two King Single beds (which can be converted into a Super King bed)

There is also a Queen sofa bed/divan in the upstairs Family Room that is suitable for 2 adults or children.

Please note that if you want the King Single beds to be converted into Super King beds prior to your arrival, we need at least one week's notice before checking in.

King single mattress dimensions are approximately 107cm x 203cm and converted Super King bed dimensions are approximately 203cm x 203cm.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
