"Brooklya by the Beach” is a lovely townhouse in a brilliant location in central Cowes, across the road from the beach and easily walkable to the many supermarkets, cafes and restaurants Cowes has to offer. Some of the many features of this lovely home are detailed below:

Indoor Areas

Upstairs is an open plan Kitchen/Dining/Living area (with 70" smart TV, bluetooth soundbar, PS2 & some games) that flows out to a lovely front Balcony, a Bathroom (with shower), a separate Toilet and Bedroom 1, with BIR and its own balcony. Downstairs contains another Living area (with 42" TV & chromecast, bluetooth soundbar & PS3), Bedrooms 2, 3 and 4 (each with BIR), a Bathroom (with shower over a ½ bath & toilet, plus a fully equipped European laundry with washing machine & clothes dryer) and internal access to the Garage.

Outdoor Areas

The home has both a front covered Balcony from the first floor (with gas BBQ, electric awning & outdoor setting for up to 10 people) and a rear Balcony accessed from Bedroom 1 that overlooks the communal pool & rear courtyard, as well as an enclosed rear courtyard (with another gas BBQ & seating for 6) that is perfect for children and pets. There is a single lock-up garage (with table tennis table & powerpoints allowing for EV charging, BYO charger) and room for another vehicle and/or a boat in front of the garage. The shared facilities available include a solar-heated in-ground pool and shady BBQ area, plus some additional communal parking spots available on a first-come, first-served basis.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, toaster, kettle, Nespresso compatible Delonghi Pod coffee machine, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.

Heating/Cooling Systems

The home contains reverse-cycle, split system units in the upstairs Living area and downstairs Living area. There’s also a ceiling fan in the upstairs Living area and 3 portable heaters stored in the robes of all the downstairs Bedrooms.

Bedroom Configuration

This home has 7 beds, accommodating up to 12 guests:

Bedroom 1 (Upstairs): One King bed
Bedroom 2 (Downstairs): Two Tri-bunk beds
Bedroom 3 (Downstairs): One Queen bed
Bedroom 4 (Downstairs): One Queen bed

Please note: The Tri-bunks have a double bed base with a single bed above it.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.
