“Surfers Rest” is a delightful double-storey family home in Surf Beach, just a short walk from the beach and a comfortable drive from all the supermarkets, restaurants & cafés of Cowes and Cape Woolamai. Some of the many features of this lovely home are detailed below:

Indoor Areas

The spacious open-plan Kitchen/Dining/Living area (featuring a 76" smart TV, sound system, a selection of card/board games/books/magazines, a cosy Coonara wood heater, and seating for 8) forms the heart of the home. With soaring ceilings, abundant natural light, and stylish finishes throughout, this central space flows seamlessly out to the covered rear alfresco via large stacker doors, creating a true indoor/outdoor living experience, perfect for entertaining or relaxing in comfort. The kitchen also includes a WIP for added convenience. Also positioned off the main living area is Bedroom 4, featuring a BIR and private Ensuite (with under-floor heating, heated towel rack, shower & toilet), offering additional flexibility for guests, while a separate Rumpus room provides a second living space (with a pool table and 35" standard TV).

Located near the entry is Bedroom 1 with WIR and private Ensuite (with under-floor heating, heated towel rack, shower, & toilet). A central hallway leads to Bedrooms 2 & 3 (each with BIR), along with the main Bathroom (with bath & shower) and a separate toilet, providing comfort and convenience for families and groups. The fully equipped European Laundry (with front-loading washing machine & clothes dryer), with both internal and external access, is also conveniently positioned for easy use.

Outdoor Areas

The fully enclosed yard offers privacy and security, making it ideal for families while enjoying the home’s multiple outdoor spaces designed for both relaxation and entertaining. The expansive Balcony extends along the side of the home and wraps around to the front and rear, showcasing scenic water views across Swan Bay and offering a mix of covered and uncovered areas. The front section is open (with seating for two and an umbrella), perfect for enjoying your morning coffee with a view, while the covered side Alfresco includes a large outdoor dining setting for up to 10 guests. This space (with a gas BBQ, bar fridge, and bench space) seamlessly connects to the indoor living area, making it ideal for hosting outdoor meals.

At ground level, a separate outdoor area provides a more relaxed setting (with a loveseat and a fire pit with bench seating), perfect for unwinding in the evenings. Guests can also enjoy the open paved front area with a basketball ring for some casual fun, while the garage features additional entertainment options, including a foosball table, pool table, and table tennis table. The property also offers ample parking with space for up to 4 vehicles, including a garage and driveway, as well as additional room at the side of the house for boat parking with no height restrictions.

Please note: The home has 3 external security cameras positioned at the front yard, backyard, and garage, which do not face any internal or private areas.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, a microwave, an Aldi coffee pod machine, a toaster, a kettle, etc., plus a double sink, a fridge, a dishwasher, an electric oven, and an induction cooktop (please use the specific induction cookware kept in the cupboard for cooking).

Heating/Cooling Systems

There is ducted heating and cooling throughout Living Rooms 1 & 2 and Bedrooms 1, 2 & 3, complemented by ceiling fans for added comfort. Bedroom 4 is equipped with a mobile heater. The home also features a Coonara-style wood heater (with some wood provided to get you started). Both Bathrooms are thoughtfully appointed with underfloor heating and heated towel racks, adding a touch of luxury during cooler months.

Bedding Configuration

This home has 10 beds and 1 sofa bed, accommodating up to 14 guests:

Bedroom 1: One King bed

Bedroom 4: Two sets of Single bunks, One Single bed, Two Single Trundle beds and One Single Sofa bed

Linen

It is common in the region for some linen to be provided for bookings and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.
