“Calm 3922” is a large, delightful, single-storey, family home in Surf Beach. Some of the many features of this lovely home are detailed below:
Indoor Areas
This single-storey home features a main bedroom at the front of the home with a WIR and en-suite (with shower & toilet). There is a front living room (with smart TV). The other three bedrooms each have BIR, and share access to the main bathroom (with bath & shower), a separate toilet and a laundry. The central kitchen overlooks the dining room and huge rear living room that doubles as a games room with smart TV, CD & DVD player, Bluetooth speaker, PS3 & games, and a combined pool table/table tennis table. The large rear living room also provides access out to the huge covered deck at the rear of the home.
Outdoor Areas
Outdoor living is well catered for, with a huge covered rear deck opening off the rear living area (with BBQ and outdoor setting for 14 people), a small side deck, and a fully enclosed rear yard for the kids to play in. There is an amazing set of kids play equipment too, including two swings, a slide and a play fort. There is ample off-street parking at the front of the home in the single carport and U-shaped driveway for as many as 8 vehicles, including a boat. Please note, the shed next to the carport is not accessible to guests.
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, a Nespresso compatible pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top.
Heating/Cooling Systems
The home contains one reverse-cycle split system unit in the dining area that heats the whole living space, plus a coonara-style wood heater in the centre of the living area (firewood not provided), as well as mobile oil heaters and pedestal fans in all 4 bedrooms.
Bedding Configuration
This home has 9 beds, plus 3 sofa beds, accommodating up to 15 guests:
Bedroom 1: One Queen bed and One Single sofa bed
Bedroom 2: One Tri-bunk and one Single trundle bed
Bedroom 3: One Queen bed
Bedroom 4: Two sets of Single bunks
There are also two Double sofa beds in the rear living room, suitable for 1 adult or child each.
Please note: The Tri-bunk has a double bed base with a single bed above it.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.
