About the home
"Olive Grove" is a modern family home, with great views of Smiths Beach to Sunderland Bay, just a short drive from the restaurants, cafes and supermarkets of Cowes. Some of the many features of this lovely home are detailed below:
Indoor Areas
Downstairs, a central corridor leads from the front door with bedrooms on each side. All four are good sized bedrooms with built in robes and the Master bedroom, at the rear of the home, has an en-suite (with shower and toilet) and has access to the downstairs rear deck which overlooks the private rear garden. The main bathroom is also off the central corridor and has a shower, bath and separate toilet. The downstairs living room also at the rear of the home, provides access to the rear downstairs deck and has a Tv and couches.
Upstairs, the modern kitchen has a butler's pantry and is open plan with the large dining/living area featuring a reverse cycle split system, smart Tv, Coonara wood heater (wood not provided) and a separate powder room. Step out onto the fantastic semi-covered and sheltered deck to enjoy entertaining with beautiful water views.
Outdoor Areas
The large semi-covered upstairs rear deck provides seating for 12 people and provides amazing views of Smiths Beach to Sunderland Bay. The large downstairs rear deck (accessible from the Master bedroom and downstairs living room) provides a sheltered private space overlooking the large fully enclosed back yard. There is also a double carport in the back yard with lots of space to park a boat and several cars up the long driveway.
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso compatible pod coffee machine, toaster, kettle, etc. plus a double sink, walk in pantry, large fridge, dishwasher, 900mm electric oven and gas cook top.
Heating/Cooling Systems
The upstairs living area has a reverse cycle split system and Coonara-style wood heater (wood not provided) and the downstairs living area has a wall mounted electric heater. All four bedrooms have a mobile oil heater and pedestal fan.

Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.

Stunning view and comfort
Maria A - 20th February 2024We spent an enjoyable week with family. Convenient location 10 mins walk from Smiths Beach great surf for kids and adults alike. Ideal spot from which to explore and visit impressive features of Phillip Island. Stunning views from the top balcony. Very comfortable, clean and well appointed house.
