About the home

“Kiana Cottage” is a delightful single-storey family & pet friendly home in Cowes just a short drive or comfortable walk from the beach and supermarkets, restaurants & cafés of Cowes. Some of the many features of this lovely home are detailed below:

Indoor Areas

The Living Room at the front of the home (with 55" smart TV) flow through to the central Dining Room. Bedroom 1 is also at the front of the home and has a WIR and ensuite (with shower & toilet). The central kitchen opens into the rear Family Room (with 55" smart TV). A separate passageway leads to Bedrooms 2, 3 & 4 (each with BIR), as well as the main bathroom (with double shower & double vanity), a separate toilet and a laundry (with washing machine & clothes dryer).

Outdoor Areas

The fully enclosed block is perfect for children and pets alike (pets are welcome inside, but please keep them off furniture and beds). The covered Patio is accessible from the Meals area & side yard and features a 6-seater table and a gas BBQ, there is also a fire pit with a 3-person bench plus a 2-seater garden chair, a hot/cold outdoor shower for washing off after the beach and a Goalrilla Basketball ring with adjustable height. There is space for up to 3 vehicles (cars and/or a boat) on the driveway.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and induction cook top.

Heating/Cooling Systems

There are two wall mounted reverse cycle airconditioners; one in the front Living room and other in the rear Family Room, ceiling fans in bedrooms 1, 2 and 3, all beds have electric blankets, plus there is one additional stand-alone fan stored in Bedroom 4, which can be used where required.

Bedding Configuration

This home has 5 beds, accommodating up to 9 guests:

Bedroom 1: One Queen bed
Bedroom 2: One Queen bed
Bedroom 3: One Double bed
Bedroom 4: One Tri-bunk

Please note: The Tri-bunk has a double bed base with a single bed above it.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
