About the home

"Birdsong" is a beautiful home on a huge block with views of Swan Bay and Western Port Bay and located in the tranquil seaside village of Rhyll. Birdsong is best suited for families who enjoy birdlife and nature. Close to the Purple Hen Winery, and within walking distance to the bush tucker themed “Wild Food Cafe” and one of the best local seafood places “Tides. Some of the many features of this lovely home are detailed below:

Indoor Areas

This delightful home is split over three levels. The ground level of the home has Bedrooms 4 & 5 (each with BIR), a brand new Bathroom/Laundry (with shower & toilet) and the second Living area (with smart TV) opening onto a large undercover entertaining Deck. The mezzanine level of the home has another bathroom (with bath & shower), a separate powder room, and Bedroom 3 (with BIR).

The first floor of the home features the Master bedroom with WIR and ensuite (with shower & toilet), Bedroom 2 (with BIR), another separate toilet and the generous open plan Kitchen/Dining and Living area (with smart TV, soundbar and Coonara-style wood heater) which open onto a treetop outdoor entertaining decking area.

Outdoor Areas

The home is set on 2000 m2 and takes advantage of the enclosed large garden space and decking and constant breezes. The enormous covered outdoor area on the ground floor has lounges and seating, while the covered wrap-around deck on the first floor provides amazing views and entertainment opportunities with seating and the BBQ. The garage is not available for guests (except for key track events and by prior arrangement only) but the 4-car carport and driveway in front of that, provide plenty of space for up to 8 cars and/or boats.

The fully appointed Kitchen is equipped with cooking utensils, crockery, cutlery, microwave, toaster, kettle, food processor, etc. plus a double sink, large pantry, fridges, dishwasher, 900mm electric oven and 6-burner gas cook top.

Heating/Cooling Systems

The home has two wall mounted reverse cycle airconditioners (one in each living area), a coonara-style wood heater in the upstairs living room, ceiling fans in bedrooms 1, 2, 4 and 5, electric panel heaters in bedrooms 2, 3, 4 and 5, plus electric blankets on all Queen sized-beds.

Bedroom Configuration

This home has 6 beds accommodating up to 10 guests:

Bedroom 3 (Mezzanine): One Single bed and One Single Trundle bed
Bedroom 4 (Downstairs): One Queen bed

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Right to Evict

As mentioned above, the home is not suitable for parties or celebrations. We adhere to local council guidelines that (in part) address neighbor entitlements, common property, minimising excessive noise and disrespectful, loud, late night parties. Reports of these could lead to immediate eviction without recourse and at cost.
