About the home
"Bass View Estate" is an incredible brand new large rural home set on 100 acres of private land in Kilcunda, offering an unparalleled rural experience to guests. Access to the home is via a long gravel drive which is quite steep but accessible for 2 or 4-wheel drive cars with confident drivers. Some of the many features of this stunning home are detailed below:
Please Note: Strictly No Parties Allowed. Bass View Estate is a well-loved home that is set up for families to come and enjoy. Please be mindful that if you book this home you will be expected to show due respect for the home, the animals and the neighbours. The home has a camera mounted on the roof that views the whole farm (including the front gate) but does not look down on any private areas or inside the home.
Right to Evict
The Terms and Conditions of this home include guidelines which in part, number of people at the home, respect for the home and property, address neighbours entitlements, minimising excessive noise and disrespectful loud late-night parties. Reports of these could lead to immediate eviction without recourse.
Indoor Areas
The entry level of the home (actually the upper floor given the slope of the land) features the huge open plan kitchen/dining/living room with stunning rural views, access to the large front balcony (and a coonara wood heater and smart TV), a bathroom (with shower and toilet), a laundry, plus a separate study providing additional space for quiet and privacy. Please note there is no access the Master bedroom/en-suite.
The lower level consists of the games/living room (with table tennis table, TV & dvd player) and Bedroom 2 with walk in robe and an en-suite (with underfloor heating, shower and toilet), Bedrooms 3 and 4 have built in robes and Bedroom 5 has a WIR. Those three bedrooms share the main bathroom (with underfloor heating, bath and shower) and a separate toilet.
Outdoor Areas
This stunning home is set on 100 private acres which are yours to explore. Near the house is a trampoline and there is plenty of space for parking of cars or boats (outside). Please note the garage is not accessible for guests. The dam has yabbies and trout which you're welcome to try your luck with, there are ducks that frequent the pond. There are sheep and Black Angus cattle on the farm (as well as a bull in a seperate paddock).
Please note that the area often is under total fire ban restrictions so guests are requested to not light any fires outside at all.
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Aldi pod coffee machine, toaster, kettle, etc. plus a double sink, walk in pantry, large fridge, dishwasher, electric oven and induction cook top.
Heating/Cooling Systems
There are is a wall mounted reverse cycle split system in the downstairs living room, a coonara style wood heater in the upstairs living area, two mobile heaters and one mobile fan. There are also electric blankets on the two single bottom bunks in bedroom 4. The en-suite attached to Bedroom 2, as well as the main bathroom downstairs, both have under-floor heating.
Bedroom Configuration
This home has 9 beds accommodating up to 12 guests:
Bedroom 1 (Upstairs): No access
Bedroom 2 (Downstairs): One Queen bed
Bedroom 3 (Downstairs): One King bed
Bedroom 4 (Downstairs): One Tri-bunk
Bedroom 5 (Downstairs): Two sets of Single bunks and One Single bed
Please note: The Tri-bunk has a double bed base with a single bed above it.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
